Japan has tens of millions of low cost deserted properties. Here’s what to know before you purchase one.

Japan has tens of millions of deserted homes within the countryside, and the nation is struggling to fill them.

With the inhabitants in Japan shrinking and Japanese consumers vastly preferring new over used properties, older properties are sometimes deserted when house owners die or youthful generations refuse to inherit them. Sitting empty, these properties can fall into disrepair.

In an effort to revitalize rural areas and entice consumers, some regional governments are subsidizing renovations and providing these akiya — the Japanese time period for “empty house” — for round $25,000 on the market or public sale, and generally for as little as $500.

These homes will be discovered listed in “akiya banks,” pages operated by native governments as a part of a program launched by Japan’s Ministry of Land, Infrastructure, Transport and Tourism (MLIT). The Japanese authorities estimated in 2018 that there have been practically 8.5 million deserted properties within the nation.
